Florida Home Owner Insurance
If you own a home in Tallahassee, or anywhere in Florida, you’re required to have home owner insurance.
Think of home owners insurance as a way to protect your personal finances from dishing out tons of money if your home is damaged, the contents inside the home are damaged, or if someone is hurt inside your home.
Your home owners insurance policy does not cover floods. If you feel your home is threatened by a potential flood problem, you need to buy flood insurance.
Hurricane Coverage
Damage by windstorms or hurricanes is covered with Florida homeowners insurance policies. Your contract will have anywhere from a 2% to 5% deductible on the insured value of your home. If your home is worth $200,000 the valued home deduction is 5% then you’ll pay the first $10,000 of your claim.
You need to also read the contract carefully on how often the deductible is used. It typically is a deduction for each windstorm or hurricane. If Tallahassee has multiple hurricanes in one season, your out of pocket costs can be high. For each windstorm or hurricane, you’ll be paying $10,000 out of pocket before the insurance kicks in.

It really comes down to three things that your home owners insurance covers – 1) Your Home; 2) Your Personal Possessions; and, 3) Personal Liability.
Home Owners Insurance Claims
If you have a good clean record of not having filed home owner insurance claims, you receive better rates when applying for new home owners insurance policy. If you go to sell your home, a record of home owners insurance claims can be reviewed too by the buyer.
